What is Included in Every Inspection
With a traditional inspection (air sampling rather than ERMI or HERTSMI-2), we conduct a full walkthrough of the space, looking for signs of moisture and/or mold while taking temperature and humidity readings throughout. We check walls for hidden moisture using a moisture meter and test for formaldehyde, particulate matter, EX gases, carbon dioxide, and carbon monoxide. We also visually inspect the crawlspace and attic for visible mold, though we don't generally collect air samples in those spaces.
Clients receive lab results, chain of custody documentation, a sample location diagram, relevant photos, and a plain-language report written by our owner — plus an optional follow-up phone call.
We recommend one sample per occupied space, skipping hallways, closets, and smaller bathrooms unless there's a specific concern. Larger common areas up to 1,000 square feet can typically be covered by a single sample. We always discuss the number of samples in advance and take the minimum needed to meet our clients' goals while ensuring accurate results.
