FAQ
About Our Services
What services do you provide?
We provide independent environmental testing with a primary focus on indoor mold conditions. We also offer testing for asbestos, lead, particulate matter, total volatile organic compounds (TVOCs), combustion (exhaust) gases, carbon dioxide (CO₂), and carbon monoxide (CO) in residential and commercial spaces.
Do you perform mold remediation or removal?
No. We are strictly a testing and assessment company. This independence allows us to provide objective findings without a financial incentive to recommend unnecessary remediation.
Who do you work with?
We work with homeowners, renters, property managers, realtors, restoration companies, and commercial clients, including government and industrial facilities.
Mold Inspections & Testing
What does a mold inspection include?
A typical inspection includes a walkthrough of the space, moisture evaluation, temperature and humidity readings, air and/or physical sampling (when appropriate), and visual inspection of areas such as crawlspaces and attics.
How many air samples do you recommend?
In most cases, we recommend one air sample per occupied space. Hallways, closets, and small bathrooms are usually excluded unless there is a specific concern. Larger open areas (up to ~1,000 sq ft) can often be covered by a single sample. Sample counts are always discussed in advance.
Do you inspect crawlspaces and attics?
Yes. Crawlspaces and attics are visually inspected for moisture or visible mold. Air sampling in these areas is not typically recommended unless there is a specific reason.
What’s the difference between air sampling and ERMI or HERTSMI-2?
Air sampling evaluates current airborne conditions at the time of testing. ERMI and HERTSMI-2 are dust-based assessments intended to evaluate longer-term mold history. We primarily use air sampling and are happy to discuss when other methods may or may not be appropriate.
Other Indoor Air Quality Testing
What other environmental conditions can you test for?
Depending on client needs, we can test for asbestos, lead, particulate matter, TVOCs, combustion gases (EX gases), carbon dioxide (CO₂), and carbon monoxide (CO). These assessments are often useful when addressing odor complaints, combustion concerns, or general indoor air quality questions.
Reports & Results
What do clients receive after an inspection?
Clients receive laboratory results, chain-of-custody documentation, a sample location diagram, relevant photos, and a plain-language written report prepared by the owner. Optional follow-up phone calls are available.
How long does it take to receive results?
Lab results are typically available within a few business days, after which the written report is completed promptly.
Will you tell me if my home is “safe” or “toxic”?
We avoid absolute labels. Our role is to explain what was found, how it compares to typical conditions, and whether further investigation or action may be warranted.
Health & Interpretation
Can you diagnose health conditions or link mold to symptoms?
No. We do not diagnose medical conditions or make medical conclusions. We provide environmental data that clients and their healthcare providers can use as part of a broader evaluation.
Do you work with healthcare providers?
Yes. We regularly provide environmental data that helps physicians and practitioners better understand possible exposure conditions.
Practical Questions
How much does testing cost?
Costs vary based on the size of the space and the type and number of samples needed. Scope and pricing are discussed in advance.
What types of properties have you inspected?
We’ve conducted inspections ranging from single-room ADUs to 35,000-square-foot government buildings, bringing the same thorough, personal approach to every project.
